My Plan to get you into a Home

You are about to make one of the biggest purchases of your life!

I will provide you with enough accurate, straightforward information, which will allow you to make the best decision for you and your family.

Below you will find an outline I have compiled of what I do when working with buyers to ensure they have a smooth experience during this memorable time in their lives.

Step 1 – Find Out What You Want!

In order for me to find you exactly what you’re looking for I need to know what your taste is like. We will sit down and Discuss your home requirements, including style, location and price and based on our conversation I can recommend some areas that may be worth taking into consideration.

This meeting will allow us the chance to meet face to face and will give me an idea of what you and you’re family are looking for.

Step 2 – Making Sure You Don’t Miss Out!

These days many buyers miss out on their dream home because the buyer realizes too late that they were not correctly pre-qualified for the home they had their hearts set on and the seller decided to accept another offer. The result is frustration and disappointment.

To avoid these situations the best thing to do is obtain a complete pre-approval before you start looking at any homes. This pre-approval will tell us how much the banks will lend you, what your monthly payment will look like, and how much you will be paying out of pocket. The process of getting pre-approved is actually quite simple. All you have to do is provide your lender the documentation that they require. Be prepared to supply your loan representative with pay stubs, bank account statements, tax returns and W-2 forms from the previous 2 years, and documents to show other sources of income (which could include a second job, overtime, commissions and bonuses, interest and dividend income, Social Security payments, VA and retirement benefits, alimony, and child support).  Make sure the lender runs the credit reports and submits all these items to the underwriter.

Once you get a complete pre-approval you at least have a shot! The only thing left is finding the right home!

Step 3 –Let’s Start Looking!

Chance are if you’re anything like the buyers I encounter today, you’re seeing properties online, visiting open houses and getting your information for new listings from many different sources. If you’ve been looking everywhere chances are you may not have a solid track of what you’ve seen out there. What I do is create a Portal for you on the MLS so you get every property that is listed on the market all in one organized place. You can tell me whether you want to see that property or not, and its an easy way of keeping tabs on things you’ve seen.

Secondly and More importantly, rather then sending you properties and waiting for your response, I personally go out and take a look at all houses that fit your criteria.  This way I already know whether it’s going to be something you like or just something that fits the criteria on paper.

I’ll explain the pros and the cons even if that means you not purchasing the property. My job here is to give you as much information as possible so when you do purchase a property you’ll know exact reasons why you’re making that decision.

Step 4 – Knowledge is Power

When it comes to making an offer my job is to provide you with all the comparable sales to give you an idea of what houses in the neighborhood is selling for. Sometimes those comparable sales are much less than and sometimes they are much more. ALWAYS REMEMEBER, you’re not just buying sqft. If that was the case you wouldn’t need to see any homes. You are buying emotion of the product. That’s why identical houses with different furniture, paint color, and smells can yield different prices!

Your offer contains much more than just a price, it contains your terms. Most of the times buyers overlook this. As your agent I will personally sit down with you and go over every single page of the offer so you are aware of exactly what’s going to take place in escrow and exactly what the offer says. I do this so that buyers are aware at every step of the process. If you know the contract, you know your rights in escrow, you’d be surprised how much of an upper hand this gives you!

Step 5–Woohoo, We’re in Escrow! What Now?

Now that we have located a property and area in escrow, you’ll be dealing with arranging home inspectors, and going through a ton of paperwork. I will personally walk you through all the paperwork and can make references to different inspectors I have used in the past that may work for you. I have a staff that will co-ordinating all the paperwork to make sure things are efficient, but rest assured every document sent to you from my office has been reviewed by me.

Escrow is a 3rd party put in place to make sure the Buyer and Seller each hold up to their end of the bargain. Since you’ll know what to expect and your loan shouldn’t have any issues, escrow will be a breeze.

Step 6 – CLOSED

Once we’re all closed I will provide you the keys to new home. In addition, I know that you might be looking to buy appliances, furniture, and other items to decorate your new place or in need of a gardener, painter, carpenter, or landscaper.  I have some excellent referrals that I can provide you to help make your house a home.
